What to Consider before you buy that farm land

Agriculture is lucrative in Uganda today therefore choosing to invest in farm land could be the best choice. The land could be for farming, livestock, apiary etc. However not every piece of land can be suitable for farming. Here is a guide on buying the suitable land for farming.

The land
John Mwerinde a prominent Land developer in Western Uganda notes that land wrangles are all over Uganda today and you wouldn’t want to be part of that, we have seen people sell the same piece of land to four or more people. Going to ministry of Lands and verifying whether the person selling to you is the rightful owner of that land could save you a lot.

Mwerinde adds that you check on how the environment is like when it rains or shines? Is the land in a valley that when it rains the place floods or is it in a desert that when there is much sun the whole place dries up. Before investing in a place, make a background check on how the place looks throughout the year.

Topher is a farmer in isingiro and he says that one should check whether the property is near the main road, or whether the car can reach it easily, this is important for in case you are to harvest your goods and you have to transport them from the farm. You need a place that is easily accessible to avoid incurring extra costs of having manpower carry the goods to the main road then load.

We all know land is precious and no one will give up good land just like that. Topher notes that some people sell off their land when it’s less productive. You therefore need to understand why the owner wants to sell for example; is he in need of cash, is the place insecure or is the place infertile?


He adds that the state of soil is a very important component when it comes to Farm Land because this determines the kind of crops you will yield. Even if it’s for livestock farming, you need the grass to grow, for apiary you will need the plants bees to collect pollen grain to grow. Is it soggy soil that when it rains it just creates a mess, does it absorb water well?


“Well you can get the soil tested by lab technicians around you and in Uganda, you can find them at Makerere University Faculty of agriculture. Learning the type of soil will also guide you on which kind of activities to carry out on the land, if its farming which crops can grow there,” she says.


You should also check how the security is like, since you are going to invest money, security of your property and things on the land is paramount. Does the place have a lot of thieves, if yes how are people around controlling the theft. Is it manageable?

Neighborhood

You should know who your neighbors are, are they friendly that in case something goes wrong on your farm they can easily inform you. Or are they the hostile type that will kill your cow in case it destroys their crops. Some things may seem simple details but could affect you a big deal in case you undertook them.
