Mbarara by-pass a haven of development potential in Mbarara city

The construction of a 13.8 km Mbarara by-pass was like an expectant mother eagerly waiting to see the newborn. Why? Just about seven years after the Mbarara by-pass was constructed by the government to decongest the central business of Mbarara city, most of this area where the bypass passes used to be occupied by farmlands with little population, and almost isolated from the main Mbarara city central business area.

The bypass starts from Coca Cola plant in Makenke, Kakiika, Mbarara city north division as you get to Mbarara city on Masaka-Mbarara road continues northwards to Rwebishuri; Nkokonjeru then crosses Mbarara –Bushenyi road through Ruharo, Ruti and then connects to Mbarara –Kabale road.

“Telling a person to buy land along this area, sometime back some of the asked questions would be am I going to stay with cows, wild animals, what about services like water, electricity? , recounts Mr Jonas Musingwire, a resident of Rwebishuri.

Mr Elias Katwire another resident of Nkokonjeru in Kamukuzi division also recalls, “I used to stay here very isolated my good neighbours were cows but now the used to be farmlands have been turned into plots and people are busy beginning to put up businesses, a day I can receive over five people looking for land here”

Mr Aidan Mushabe, a resident of Kakiika says the way people are rushing to this area to acquire land tells you what to expect in future.“It’s only a business language that speaks here, like do you plan to put up a hotel, bar, rental houses, a stall or a shop ,people here have a lot of expectations and have planned to invest, “says Mr Mushabe. However, when you visit the area now compared to 10 years back, there is a very noticeable change with a number of residential, commercial houses and hotels coming up.

All these developments are cropping up because the area is now an ideal development potential. The traffic along this road has tremendously increased as motorists try to dodge the busy Mbarara city central business. Off Mbarara-Kabale road it takes about 10 minutes when you use the by-pass and Mbarara Bushenyi road using bypass takes just five minutes but through Mbarara city central business you can use close to 20 minutes. With mud rush for residential houses and heavy traffic, this makes it ideal for hotel and accommodation business.

The by-pass is also the convenient route to neighboring countries, Rwanda, DR Congo and Burundi. Most of the heavy trucks now use this by-pass convenience.

The by-pass can also be easily accessed from the central business city of Mbarara so you won’t be missing other amenities from there. There are several roads connecting to this place that includes Mbarara city-Kakiika –Nkokonjeru road, Mbarara city-Kyamugorani road in addition to several other trucks that lead to this by-pass from the city Centre.

The place is relatively secure with a number of security facilities around that include the Second division UPDF headquarters at Makenke, Kakiika prisons and two police posts in Ruharo and Nkokonjeru.
