Real estate development and urban planning –the inseparable processes you can’t neglect

Have you ever had of an experience where you are told a road is supposed to pass through your plot or some one’s plot, or a building getting demolished for having been built in a different planning area? For example you constructed a residential house in an area designated for industrial development.

But even then when authorities don’t demolish your residential house built in an industrial area, what will be your comfort of staying amidst noise and air pollution from such an industrial set environment.

Unlike other sectors correcting mistakes in real estate where building has already taken place is not only easy but challenging. That is the reason that calls for real estate developers to have a clear urban planning policy in areas they are poised to operate or are operating.

Real estate development and urban planning is a process that is inseparably linked in a way that you cannot professionally carry out real estate development without understanding the urban planning process but also planners need to work with real estate developers to have a well -developed urban areas without challenges.

Urban planning aims at securing a sensible and acceptable blend of effective use of and for social-economic transformation but to achieve this role, real estate development can’t be underestimated. This is because real estate developers involve direct land transactions/exchange of property rights of where this planning takes place.

Whereas real estate developers mainly look at land /property types and appeal in relation to the preference of buyers and sellers, this needs guidance, and it can only be possible when a real estate developer gets to know the planning policy of an area.

Also aware that most real estate developers motives are profit maximization, without a comprehensive planning framework their decisions are left to be made in isolation of authorities; it may result in huge costs not only in terms of development but also to individual parties involved in the sector business.
It’s against this background that at Amity Realtors Ltd, we have aligned our real estate development in Mbarara city with its 10 year physical development plan that aims at promoting and guiding an orderly physical development city in a sustainable manner.

Herbert Tushabe ,the director Amity Realtors Ltd, “In our real estate market/development we look at use of land in relation to social, economic development. We always work with city authorities to be conversant with their physical development plans or any changes such that our clients are served to their best .For example we are always aware where the infrastructure for public services, transport, economic activities are to be put but also the environmental aspects”.

A situation where you are aware of an area physical planning policy, you have less challenges or complaints from clients like being sold a plot where the road passes, in a wetland, road reserve among others.

To avoid conflicts with authorities and avoid dissatisfaction from clients like having inappropriate or poorly sited development where it should not be located, having building that can’t accommodate necessary facilities like sewerage paths, access to road infrastructure, poor drainage or projects that have negative impact of environment calls for a strong collaboration between real estate developers and physical planners.
